Foreign National Buy-to-Let: What Overseas Investors Should Know

A foreign national buy-to-let is a normal investment mortgage with an extra layer of checks. The property is bought to let to tenants, not to live in. What sets these cases apart is that the borrower is not a UK national, so lenders spend more time on where you live, where your money comes from, and how they can verify both.

Where the extra scrutiny falls

Nationality on its own rarely decides a case. Lenders look at the whole picture: your country of residence, the currency you earn in, whether you are buying personally or through a UK company, and where your deposit has come from. Some lenders only work in certain countries, and their appetite shifts over time, so part of the job is knowing who is genuinely active this month.

Getting ahead of the paperwork

Source-of-funds evidence sits at the centre of every foreign national case, and documents that are not in English often need certified translation. The applications that run smoothly are the ones where that groundwork is done before the enquiry ever reaches a lender.

Most buy-to-let and commercial property investment lending is not regulated by the Financial Conduct Authority, and we do not arrange finance for property you or your family intend to live in.

Your property may be repossessed or a receiver appointed if you do not keep up repayments on any debt secured against it.
